Rent increase calculator

How much the rent goes up at the annual review: by the agreed percentage or CPI, or with Spain’s IRAV and CPI updated automatically.

How it works

Many tenancy agreements allow the rent to be reviewed once a year in line with inflation. The new rent is the current one multiplied by (1 + annual change in the index). Choose “Percentage” and enter your country’s CPI or the increase in your agreement.

For rentals in Spain, the calculator takes the official figures from the INE automatically: the CPI and the IRAV, the index that caps increases on agreements signed since 26 May 2023. It uses the latest final figure published on the review date, as Spanish law requires.

New rent = current rent × (1 + index / 100)
Example: €800 with 2.47% → 800 × 1.0247 = €819.76

What is Spain’s IRAV?

The reference index for housing rent reviews, published monthly by the INE since December 2024. It is the lowest of three values: annual CPI, annual core CPI and an adjusted average rate. Agreements signed in Spain since 26 May 2023 cannot rise by more than the IRAV.

From the address or cadastral reference it gives a price range for the home (flats in residential buildings over five years old, 30–150 m²). Under RDL 29/2026, until 31 December 2027 a rent already above the top of that range cannot rise at the annual review. You can check it for free at serpavi.mivau.gob.es.
